Listing a Commercial Property on CREXPERT.AI

Three ways to get inventory live, what the pre-publish review checks, and how the platform tells you when real buyers are looking for something like your building.

CREXPERT.AI Team2 min read

A listing on CREXPERT.AI is built to be compared, not just admired. Investors filter on the numbers, so a listing with complete, structured detail is the one that shows up. This guide covers how to get a property live and what happens after it is.

Before You Start

Create an agent account and complete activation. Listing agents are verified before their inventory goes live, so a verified badge on your listings tells investors that somebody checked.

Three Ways to Add a Listing

1. Enter It by Hand

The listing workspace walks through the property, the space, the price and the media. Use it for a one-off listing, or when the details are not in a document yet.

2. Start From the Offering Memorandum

Upload the OM as a PDF and the platform extracts the fields a listing needs. Each extracted value is shown with how confident the extraction is and the passage of the document it came from, so you confirm values rather than retype them. Anything the extraction is unsure of is marked as unsure instead of being quietly filled in.

3. Import a Portfolio

For more than a handful of properties, use bulk import with a CSV or Excel file. Imported listings arrive as drafts, so nothing goes live until you have looked at it.

The Pre-Publish Review

Before a listing is published, an AI review checks whether the numbers reconcile and the details are coherent, and flags what looks wrong. It is advisory. It never blocks you from publishing; it exists to catch the mistakes that cost credibility with an investor, such as a price per SF that does not match the price and the size.

Quote Price the Way the Market Does

Lease rates should carry their unit and structure, for example $18 per SF per year NNN. Investors filter on price per unit, and a rate without its unit cannot be compared with anything, so it drops out of exactly the searches you want to appear in.

After It Is Live

  • Buyer demand. When investors search for property like yours, you are told how many are looking, instead of guessing at interest.
  • Enquiries. An enquiry comes straight to you, the listing agent, not to a lead broker.
  • Viewer analytics. See how your listings are being viewed over time, so you can tell a listing that is being seen and passed over from one that is not being seen at all.

Checklist for a Strong Listing

  1. Price with its unit, and lease structure where it applies.
  2. Building size, and land size in acres where it matters.
  3. Property type and subtype that match how a buyer would search.
  4. Clear photos, with the best one first.
  5. A description that adds what the fields cannot: access, tenancy story, recent capital work.

Put It to Work
