How AI Search Works on CREXPERT.AI

Type the property you want in a sentence. Here is what the search reads out of it, what it does when it cannot, and how to keep a search running after you close the tab.

Most commercial property portals start with a filter panel. You pick a property type, open a price slider, choose a state, then a city, and only then see anything. CREXPERT.AI starts with a sentence instead.

Ask the Way You Would Ask a Broker

Type something like "retail under $2M in Frisco" or "industrial for lease near DFW under $15 per SF" into the search box. The search reads the sentence and turns it into the same structured criteria the filter panel would have produced:

  • Property type, such as office, retail, industrial, multifamily, land or mixed-use
  • Sale or lease
  • Place: a city, a state, a ZIP code, a county, a metro area, or a radius around a point
  • Price, including per-unit prices such as $ per SF per year for a lease
  • Size in building square feet or acres
  • Recency, for asks like "listed this week"

Those criteria appear as chips above the results. Each one can be edited or removed, so if the search read "Frisco" when you meant the wider metro, you fix one chip instead of retyping the query.

When It Cannot Read the Query

Not every sentence maps to criteria. When the search cannot parse a query with confidence, it falls back to a keyword search and tells you so. It does not guess at criteria you did not ask for, because a confident wrong filter hides listings you would have wanted, and you would never know they were missing.

ZIP codes are read directly from the text rather than inferred, so "75036" is always a ZIP code and "25000 sf" is never mistaken for one.

Searching With the Map

On the For Sale and For Lease pages the map drives the results. Pan or zoom and the list, the count and the pins follow the area on screen. A named place in your search, such as a city or a county, takes priority over the map until you remove it, so a search for Dallas stays a search for Dallas while you look around.

Keep a Search Running

If a search is close to what you want but nothing is quite right yet, use Notify Me beside the results. New listings that match are sent to your notification bell, and by email as an instant, daily or weekly digest, so you do not have to run the same search every Monday.

Voice Search

On browsers that support it, the prompt on the CREXPERT.AI home page and the Rexi assistant both have a microphone, so you can speak the query instead of typing it. Where voice is not available the prompt says so and typing works as normal.

A Few Tips

  1. Put the essentials first: type, sale or lease, and place.
  2. Use units the way the market quotes them. "Under $20 per SF" and "under $2M" mean different things, and the search keeps them apart.
  3. If the chips look wrong, fix the chip. It is faster than rewording the sentence.
